Land Registry Property Alert Service – The Land Registry have set up a service whereby you can monitor properties that you believe may be at risk of fraud. By monitoring properties you will be notified by the Land Registry of any activity occurring on that property. This is particularly useful for those who own properties that are either empty or rented. If you are purchasing or selling a leasehold property there will be additional fees as such matters are more complicated and involve higher volumes of documentation to review. These will vary depending upon whether the property is a leasehold apartment which is subject to service charges, ground rent and other external payments or whether it is a leasehold dwelling-house. Typically, there will be an additional legal fee of between £150 and £450 but please contact us and provide the postal address of the property for a detailed estimate.
If you are having a mortgage, in the majority of cases we will be instructed to act for the lender as well. In some instances, the lender will instruct a separate solicitor at increased costs. If we do act for your lender, we do not usually charge additional fees, but please let us know who the lender is from the offset.
Land Registry fees
These depend on the fee set by HM Land Registry relating to property value and type of application e.g. postal or electronic application. In particular, Land Registry fees for NewBuild properties and / or titles not registered electronically at HM Land Registry will be charged additional fees.
Land Transaction Tax / Stamp Duty Land Tax
The tax payable depends on a number of aspects e.g.:
- The property price
- Is the property in Wales or England
- Are you a first time buyer as there are first time buyer incentives dependent on location of property
- Is the property a second home or an investment property as a higher rate will apply?
In complex cases, it may be necessary to refer to the Welsh Revenue Authority or HRMC for a written tax opinion.

We would always advise that relevant searches are carried out on the property you are buying. If you are purchasing with a mortgage the lender will also insist on searches on the property are applied for. Search costs vary according to which local authority the property is situated in. Searches include Local Authority, Water and Drainage, Coal and Environmental and Chancel. The fees vary according to which pack is necessary for your property / lender. As of 14th August 2022, a typical search bundle for a property in Caerphilly costs £289.44. If you provide us with the property postcode, and lender, we can price the relevant searches for the county you are intending to purchase in.
Help to Buy ISA
We are on the Help to Buy ISA Panel for the government Help to Buy ISA scheme and there is an existing charge of £25.00 per person where a buyer has an HTB ISA. We obtain your ISA bonus from you direct from the Government.
Help to Buy Wales Scheme
Where the purchaser is using the Help to Buy Wales Scheme to fund the purchase there will be further additional fees and, again, please telephone so we can discuss this with you and let you have the appropriate details. Our additional charge is £100.
WHAT OUR FEES DO NOT INCLUDE
Our prices are quoted on the basis the title to the property is already registered at HM Land Registry. Additional charges will be incurred where we have to deal with defects arising on investigation of title. In the vast majority of cases, the fixed fee at the start of the transaction will be the final fee payable. We would of course inform you of any additional costs incurred during the transaction. No additional charges are incurred unless discussed and agreed with you beforehand.

Buy to Let Transactions
Please note the fees above do not apply to BTL Transactions. Please telephone for a quotation with the details of the funding arrangements as this can affect our fee.
Other Residential Conveyancing Transactions
We are also able to act for you with regard to Transfers of Equity, re-mortgages and various other property transactions so please ring for a quote in respect of those.
If the Re-mortgage is for a registered freehold property then our usual charge will be £450 plus vat and disbursements. If the re-mortgage involves a Transfer of Equity then we will usually charge an additional £250-350 plus vat.
